The flood zone is"C"per the Flood Insurance Rate Map (FIRM) <br /> 060299 0 310 B dated July 4, 1988. <br /> Tokay Colony Road has an existing right-of-way width of 40 feet and a planned right-of-way <br /> width of 50 feet. <br /> The private road will be required to be improved in accordance with the requirements of Uniform <br /> Fire Code Section 10.207. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The private road approach in Tokay Colony Road shall be improved in accordance with the <br /> requirements of San Joaquin County Standards R-17 prior to issuance of the occupancy <br /> permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result <br /> in a twenty-five (25) foot wide right-of-way from the centerline of private road to the <br /> property line across the frontage of Assessor's Parcel No. 063-220-32 and No. 063-220-33. <br /> (A $225 fee currently is required for processing per Development Title Table 9-240.2 In <br /> addition to a copy of the Grant Deed.) <br /> (Development Title Section 9-1150.16(4)) <br />
