The property is located at 13414 East Tokay
Colony Road in San Joaquin County, California. We understand
that the approximate 2-1/2-acre property will be split into one
approximate 1-1/2-acre and one approximate 1-acre parcel. An
existing residence and septic system are located on the proposed 1-
acre parcel and will remain. We have assumed that any construction
on the proposed 1-1/2-acre parcel would consist of one single-
family residence with a single septic system. Additional details
of the proposed project are not known to our firm at this time.
This report is to satisfy San Joaquin County requirements as
described in Ordinance No. 3323 , Division 10, Chapter 2 , Section 9-
10100, Item C. Our scope of services was outlined in our
discussions and in our "Agreement for Services, " dated April 18,
1991. Our services were initiated based on your written
authorization of April 18 , 1991. The items listed under Item C of
the above ordinance are listed below, along with our responses.
ITEM C-1 AND C-4•
"The intensity and extent of the existing and proposed development
on septic tanks within and around the area (C-1) . " "The history and
past uses in the project area to assess potential problems (C-4) : "
Reference is made to Plate I of this report which shows the
location of the Gaebel property. Currently, the majority
of the site area consists of agricultural and pasture land
with scattered farm houses and ranchette-type development.
On April 22 , 1991, a representative of our firm visited
seven residences located in the site area, as shown on
Plate I . The purpose of the visits was to obtain
information on septic system use and to inquire about any
problems known to exist with this method of sewage disposal .
KLE14WD*'t J891 6AIR'R#$h*'5trA@f,•Stockton, CA 95205 (209) 948-1345
