TOKAY COLONY ROAD <br /> LODI, CALIFORNIA <br /> OUR JOB NUMBER: LGO1-031 <br /> I. INTRODUCTION <br /> r <br /> Our office was retained by Mr. Brent Whitmer to conduct a Soil Suitability Study for a <br /> minor subdivision to create two (2)parcels from an existing parcel. The Assessor's Parcel <br /> Number(APN) is 065-270-06. The property is located at 14447 E. Tokay Colony Road, Lodi <br /> California(Plate 1). The County minor subdivision number for the project is MS-97-20. <br /> The Soil Suitability Study is required by the San Joaquin County Development Title for a <br /> minor subdivision. The study was conducted to determine if the proposed new parcel is suitable <br /> for a septic system and leach lines. The study was performed according to the requirements of <br /> a Section 9-1105.2(d) of the San Joaquin County Development. Major elements of the field work <br /> included one(1) 10-foot exploratory soil boring,one(1) in-situ percolation tests, and one(1) <br /> ground water nitrate and DBCP test. In addition to conducting the field work, a review of <br /> published soil information, geologic maps, and available ground water information was reviewed <br /> to determine the suitability of soils. This report presents the results of our study. <br /> II. PROPOSED DEVELOPMENT <br /> It is proposed to divide the existing 9.39 acre parcel into two (2)new parcels (Plate 1). <br /> Parcel 1 will be 4.55 acres in size and Parcel 2 will be 4.84 acres in size. Parcel 1 presently <br /> contains a storage shop. Parcel 2 contains an existing residence, water well, and septic system <br /> and will be the designated remainder parcel. Mr. Whitmer's development plans for Parcel 1 <br /> include constructing a new septic system, new water well, and new residence. Parcel 2 will <br /> remain in the Whitmer family. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> An interview was conducted with Mr. Brent Whitmer to determine the history of the site. <br /> Mr. Whitmer indicated the property has been owned by his family for the past 37 years (since <br />.. about 1964). The land has not been used for the past 20 years, prior to that, cows were raised. <br /> There are no known problems with either the water well or septic system. <br /> a <br />
