SOIL SUITABILITY STUDY
WADDELL PROPERTY
14645 EAST TOKAY COLONY ROAD
LODI, CALIFORNIA
OUR PROJECT NUMBER: E07156A
1.0 INTRODUCTION AND PROPOSED DEVELOPMENT
Our office was contracted by Laura Lee Waddell to conduct a soil suitability study for the
property at 14645 E. Tokay Colony Road, Lodi, California.
The soil suitability study (SSS) was conducted to determine whether the soils are suitable for
use with a septic system. The study was performed according to the requirements of Section
9-1105.2(d) of the San Joaquin County Development code. A major element of the field work
included conducting percolation tests to meet the required absorption rates as required by San
Joaquin County, Public Health Services, Environmental Health Department (EHD).
In addition to conducting the percolation tests, a review of published soil information, geologic
maps, and ground water information was performed to evaluate the suitability of soils for use
with a septic system.
The formatting of this report has been designed to follow, to the greatest degree possible, the
EHD's Soil Suitability Study Requirements Checklist, dated July 14, 2003.
1.1 Site Description
The Assessor's Parcel Number (APN) for the site is 065-270-02. The proposed parcel division
will create two parcels, both approximately five (5) acres in size (Plate 1). At present the site is l
a residence and pasture for horses.
The elevation of the site, according to a United States Geological Survey topographic map, is
approximately 80 to 85 feet above mean sea level. The land gently grades down to the
southwest.
According to the San Joaquin County Community Development Department (www.co.san-
joaquin.ca.us), the subject property is zoned AL-5, 5 acre Limited Agriculture. This zoning
designation "is intended to recognize and preserve areas that contain existing concentrations of
small-scale agricultural operations and dwellings". Minimum parcel sizes within the AL zone are
5 or 10 acres, as specified by the precise zoning.
",04
, 902 Industrial Way•Lodi,CA 95240•209.367.3701 •Fax 209.369.4228 02007 Neil O.Anderson&Associates, Inc.
