However, based <br /> on the limited volume of fluids which could potentially be released from a single car, any such ! <br /> leakage would be considered de minimis <br /> 5.0 CONCLUSIONS AND RECOMMENDATIONS <br /> If not intended for use in the near future, the inoperable vehicle and tires located at the subject <br /> property should be disposed of in accordance with all applicable laws and regulations. <br /> If the site is developed, any stained soil or sources of contamination identified should be <br /> characterized and properly disposed in accordance with federal, state, and local regulations. <br /> 6.0 LIMITATIONS <br /> This report was compiled as a Surface and Subsurface Contamination Report for the subject <br /> property. This report contains information and data provided to NOA by several sources. NOA <br /> in no way warrants the accuracy or completeness of the information provided to this <br /> investigation by those sources. <br /> It should be noted that when an environmental assessment is completed without sample <br /> collection and quantitative analysis of soil and groundwater beneath the site, as in this study, <br /> no statement of scientific certainty can be made regarding latent subsurface conditions which <br /> may be the result of on-site or off-site sources. The findings and conclusions of this report are <br /> _ not scientific certainties, but rather, probabilities based on professional judgement concerning <br /> the significance of the data gathered during the course of this investigation. NOA is not able to <br /> represent that the site or adjoining land contains no hazardous waste, oil, underground storage <br /> _ tanks, or other latent condition beyond that detected or observed by NOA during the Surface <br /> and Subsurface assessment. The possibility always exists for contaminants to migrate through <br /> surface water, air, or groundwater. <br /> Our office has not been provided with specific criteria for the development of this report other <br /> than a request to evaluate the property in question for possible problems related to toxic or <br /> hazardous agents, nor have we been directed to address any specific questions concerning the <br /> '— site.
