Waddell Property Page 7 of 8
Our Project Number: E07203A
December 27, 2007
4.0 EVALUATION OF IDENTIFIED CONTAMINATION SOURCES
The possibility exists that fluid may have leaked from the inoperable vehicle. However, based
on the limited volume of fluids which could potentially be released from a single car, any such !
leakage would be considered de minimis
5.0 CONCLUSIONS AND RECOMMENDATIONS
If not intended for use in the near future, the inoperable vehicle and tires located at the subject
property should be disposed of in accordance with all applicable laws and regulations.
If the site is developed, any stained soil or sources of contamination identified should be
characterized and properly disposed in accordance with federal, state, and local regulations.
6.0 LIMITATIONS
This report was compiled as a Surface and Subsurface Contamination Report for the subject
property. This report contains information and data provided to NOA by several sources. NOA
in no way warrants the accuracy or completeness of the information provided to this
investigation by those sources.
It should be noted that when an environmental assessment is completed without sample
collection and quantitative analysis of soil and groundwater beneath the site, as in this study,
no statement of scientific certainty can be made regarding latent subsurface conditions which
may be the result of on-site or off-site sources. The findings and conclusions of this report are
_ not scientific certainties, but rather, probabilities based on professional judgement concerning
the significance of the data gathered during the course of this investigation. NOA is not able to
represent that the site or adjoining land contains no hazardous waste, oil, underground storage
_ tanks, or other latent condition beyond that detected or observed by NOA during the Surface
and Subsurface assessment. The possibility always exists for contaminants to migrate through
surface water, air, or groundwater.
Our office has not been provided with specific criteria for the development of this report other
than a request to evaluate the property in question for possible problems related to toxic or
hazardous agents, nor have we been directed to address any specific questions concerning the
'— site. Should there be a need to conduct an investigation into a specific question not addressed
in this report, contact our office immediately regarding your concerns.
902 Industrial Way•Lodi,CA 95240•209.367.3701 •Fax 209.369.4228 ©2007 Neil O.Anderson&Associates,Inc.
