1 <br /> CONDITIONS OF APPROVAL <br /> LA-97-14 <br /> Cherokee Associates, et al <br /> Lot Line Adjustment Application No. LA-97-14 was approved by the San Joaquin County Community <br /> Development Department on April 4, 1997, which Is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be compiled with prior to approval of <br /> S a Notice of Lot Line Adjustment. <br /> This approval will expire on October 4, 1998,which Is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Contact: Chandler Martin, 468-3190) <br /> a. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment$ shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal <br /> descriptions of the lands to be exchanged shall be submitted to the Surveyor's Office for <br /> review and forwarding to the Community Development Department. The legal <br /> descriptions shall be prepared, stamped, and signed by a Registered Civil Engineer, <br /> qualified to practice Land Surveying per Section 8731 of the Land Surveyor's Act, or a <br /> Licensed Land Surveyor. <br /> b. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San <br /> Joaquin Coumty Ordinance requirement will be applicable and shall be incorporated in <br /> the construction plans before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be constructed of one- <br /> hour fire-resistive material. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Contact: Richard Hieb, 468-3000) <br /> a. A Recorded Deed is allowed, but if points or lines are set, a Record of Survey is required. <br /> A new legal description shall be submitted to the Surveyor's Office for review. <br /> (Development Title Section 9-872.4) <br /> b. The new legal description must reflect correct distances with qualifiers to avoid overlaps <br /> or gaps. <br /> C. This development is subject to reapportionment under the San Joaquin Area Flood <br /> Control Agency Assessment District No. 96-1 (Flood Protection Restoration Project). An <br /> application requesting the reapportionment of the unpaid portion of the assessment, <br /> along with payment of the reapportionment fee, shall be provided prior to recording the <br /> Notice of Lot Line Adjustment. <br /> F <br /> k <br /> k <br />
