TOTTEN AVENUE (APN 119-270-05) PA-0600234 (DV) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers <br /> the following comments: <br /> 1. The City of Stockton cannot support the proposed front yard setback reduction as this <br /> lends to the potential of parked vehicles in the driveway ultimately blocking or <br /> encroaching into the public right-of-way. <br /> 2. Upon development of the site, the owner/developer should improve Totten Avenue within <br /> the limits of the project as needed to provide a 50' street section (25' half section). Full <br /> frontage improvements including, but not limited to, curb, gutter, sidewalk, driveway <br /> installation, pavement widening and street lighting should be installed prior to occupancy <br /> of any buildings/structures on this site. Should installation of these improvements prove <br /> not practical due to existing physical constraints, the owner/developer should enter into a <br /> Deferred Improvement Agreement whereby the owner/developer agrees to install the <br /> required improvements at such time as it is practical. Further, all on and off-site <br /> improvements shall conform to City of Stockton Standard Plans and Specifications. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
