J <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, <br /> shall be enclosed by a screen six (6) to eight (8) feet in height. Items stored <br /> within one hundred (100) feet of a dedicated street or residential zone shall not <br /> be stacked higher than two (2) feet above the adjacent screen (Development <br /> Title Section 9-1022.4[e][2][A]). Proposed outdoor storage shall be shown on <br /> the Site Plan submitted with the Building Permit. <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> (1) Access gates shall be recessed from the property line a minimum of sixty five <br /> (65)feet. <br /> (2) Adequate maneuvering and parking areas for automobiles and trucks shall be <br /> located on the site. <br /> i. NOISE LEVELS: This project shall comply with the performance standards <br /> contained in the Development Title. <br /> j. COMPLIANCE DATE: Because this development is currently operating without the <br /> required permits, the Site Plans shall be submitted within 60 days from the date of <br /> this approval letter. Enforcement action will be deferred if the Site Plan is submitted <br /> within 60 days, and the Conditions of Approval are met within six months from the <br /> date of this approval letter. <br /> k. BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be of 1-hour, fire- <br /> resistive construction. <br /> (2) Provide restrooms conforming with all disabled access requirements (C.C.R., <br /> Title 24). <br /> I. FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Community Development Department for a building <br /> permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of NFPA 1231 of the <br /> National Fire Code (static water supply). <br /> (2) Fire department access roads shall be in accordance with section 902.2 of the <br /> California Fire Code and the standard adopted by the San Joaquin County Fire <br /> Chiefs Association. <br /> (3) Fire department access to buildings shall be in accordance with 902.4 Key <br /> Boxes:A knox box shall be installed according to fire department instructions. <br />
