The application
included an 8- 1/2 x 11 sketch for site design. We have reviewed this application based on the
general project type and area development. More detailed review will be made when full size
plans are available. Following please find our comments for this application.
1. Since the site is primarily a truck and equipment storage facility, a vehicle of any size and
type may be stored at this location. Due to current trucking standards, STAA trucks should
be evaluated for this location for ingress and egress purposes. Please provide updated
plans at full scale for review of STAR. If the applicant does not plan on having any STAA
truck, then driveways and intersection should be evaluated for California Legal Trucks and
other planned vehicle using this location.
2. The spacing between the driveways shall meet the City of Tracy standards.
3. Tracy Blvd. is our major arterial and thus requires widening in accordance with the City's
Roadway Master Plan. The project should have adequate setback to allow for future ROW
that meeting current City standards for frontage development.
4. With development of Tracy Blvd, a major arterial, there will be limited full movement access
provided along the segment. When such median is placed, the access at this driveway
location may be limited in future.
5. With slowing trucks entering and exiting the driveway, the level of service on Tracy Blvd will
be impacted. The city is concerned with trucks entering and exiting the facility.
