The <br /> building would be 8,585 square feet in size and 36 feet in height, with a tower that is <br /> approximately 42 feet in height. A total of 28 parking spaces, 26 full-sized spaces and 2 <br /> handicapped spaces, would be provided for up to 12 employees plus visitors. Two parking <br /> lot driveways are proposed: one fronting on Mascot Boulevard, approximately 160 feet west <br /> of the intersection of Mascot Boulevard and Tradition Street; and the other fronting on <br /> Tradition Street, approximately 190 feet south of the Mascot Boulevard/Tradition Street <br /> intersection. A fire truck access only driveway is proposed at the intersection of Mascot <br /> Boulevard and Tradition Street. The fire truck driveway would be positioned diagonally (at <br /> approximately a 45 degree angle)to the intersection to facilitate movement of the fire truck <br /> in any direction from the station. (See Figures 1, 2, and 3) Upon completion of the fire <br /> station, a three-person engine company would staff the facility. <br /> The fire station would be located on a one-acre parcel at the southwest corner of Tradition <br /> Street and Mascot Boulevard, adjacent to the proposed high school, and west of Mountain <br /> House Parkway. The parcel is currently zoned P-F, which permits a fire station with an <br /> approved Use Permit. The fire station site would be dedicated to the MHCSD upon <br /> completion of onsite and structural improvements. <br /> Recommendation <br /> Approval.
