All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 3. Proposed private access and utility easements across Parcels 1 and 2 designated as Transportation Court, a <br /> private road, shall be provided for the benefit of Parcels 1,2,and 3. The required easements shall be shown <br /> on the Parcel Map and shall be noticed on a recorded Notice of Minor Subdivision Restriction. The Notice <br /> shall read as follows: <br /> We also hereby make an irrevocable offer to provide private access and utility easements designated as <br /> Transportation Court,a private road,across Parcels 1 and 2 for the benefit of Parcels 1,2,and 3 upon <br /> conveyance of any of the parcels to another party. <br /> 4. Prior to approval of the Final Map,the developer shall prepare and record a mechanism that notices future <br /> owners and provides for maintenance of the private roadway and roadway storm drain system. <br /> 5. Access rights shall be dedicated and restricted for Parcels 1 and 2 along the frontage of Harlan Road, except <br /> for Transportation Court, on the Parcel Map- (Development Title Section 9-1150- <br /> 6. The developer shall provide drainage facilities for each lot in accordance with the San Joaquin County <br /> Development Standards (Development Title Section 9-1135). <br /> 7. Proposed storm drainage easements shall be provided for the benefit of Parcels land 3.The required <br /> easements shall be shown on the Parcel Map and shall be noticed on a recorded Notice of Minor Subdivision <br /> Restriction. The notice shall read as follows: <br /> We also hereby make an irrevocable offer to provide a private storm drainage easements for the benefit <br /> of Parcels 1 and 3 upon conveyance of any of the parcels to another party. <br /> Informational Notes: <br /> (i.) Any construction activity that results in the disturbance of at least one(1)acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than 1 acre of soil and is not part of a larger common plan of development, are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity. <br /> (ii.) This property is subject to the requirements of San Joaquin County Mosquito&Vector Control District <br /> (209-982-4675)and the California Health and Safety Code for the prevention of mosquitoes.
