CONDITIONS OF APPROVAL <br /> PA-0800119 <br /> GARDELLA / BAUMBACH & PIAZZA <br /> Lot Line Adjustment Application No. PA-0800119 was approved by the Community <br /> Development Department on, which is the effective date of approval. This approval will <br /> expire on , which is 18 months from the effective date of approval, unless a Notice of Lot <br /> Line Adjustment has been recorded and a Record of Survey has been filed, if required by <br /> the Land Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to <br /> approval of a Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Eva Page, 209-953-7854) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment between three parcels as shown <br /> on the site plan dated March 31, 2008. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal descriptions of <br /> the resultant properties shall be submitted to the Surveyor's Division for review and <br /> forwarding to the Community Development Department. The legal descriptions shall be <br /> prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land <br /> Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> c) PROPERTY LINE SETBACK: The proposed new property lines shall meet the minimum <br /> setbacks requirements from any existing structures on Parcels 1 & 2 as defined in <br /> Development Title Section 9-610.2. <br /> d) WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract <br /> and shall enter into a new contract prior to recording the Notice of Lot Line Adjustment. <br /> The Notice of Lot Line Adjustment shall not be recorded until the Williamson Act Contract <br /> application has been deemed complete. Filing Fees are required for this application. <br /> (Government Code Section 51257) <br /> 2) DEPARTMENT OF PUBLIC WORKS (See the attached memo dated April 15, 2008.) <br /> Note: The adjusted Parcel 3 is under Williamson Act contract 730294 containing 65.83 acres. <br /> Upon rescinding and reentering, the new contract shall contain a minimum of 65.83 acres. <br />
