STEP 2 SUBMIT YOUR APPLICATION-Applications are accepted by appointment only. Can 488-3120 for an appointment. When you apply,file ail of the following: e FIE The staff will let you know the current cost of filing an application. Make checks are payable to the San ` Z 6 Joaquin County Treasurer. e F)dRM C' *** Seven(7)copies of the completed application information forms(attached)which all owners must sign. e TENTATIVE MAP * Seven(7)copies of a folded tentative map(see attached)and two(2)copies of an 8-112" x 11"reduced copy of the map. e PARCEL MAP ** If you believe the proposed division qualifies for a parcel map waiver,include a waiver request with the WAIVER application. e Dr *** One copy of a preliminary title report or Deed of the property. e SERVICES If your project requires connection to public facilities,you must submit a"will-serve"letter from the appropriate water,sewer or drainage entities at the time of filing. This letter must include a statement from the agency that they will serve the proposed development,and have,or will have, the capacity to provide such service. e APPLICATION Staff will check your application. If anything g,you will be notified in writing.The applicant will pp ythin is missing, COMPLETE be sent a postcard once the application has been determined complete. (Your application cannot be processed until it is complete.) STEP 3 APPLICATION PROCESSING e CECIA The County will decide if the proposal will have an adverse effect on the environment. If there are no adverse effects the application will be processed. If there are potential adverse effects,further environmental review will be required. This may extend the processing time. REFERRALS AND Staff will refer the application to any County departments,other agencies and surrounding property ACTION owners affected by your proposal. At the and of a review and comment period(about 4 weeks)the staff will approve your application if they can make required findings. If the staff c:,nnot make the requirea findings, the application will be denied. e FINAL ACTION The action of the staff can be appealed to the Planning Commission. The staffs action is final unless appealed. For further information on the length of the appeal period,contact the staff. STEP 4 CONDITIONS AND ADDITIONAL PERMITS e PARCEL MAP Unless waived,a parcel map must be approved by the County Surveyor within 36 months of approval of the tentative map. • CONDITIONS The staff will send you the finai action and if it is approved it will list conditions.by department, :hat must be met before you can file a parcel map. e IMPROVEMENT As part of the Parcel Map,Improvement Plan are sometimes required. Facilities and Landscaping. • ENCR0ACHMENT =ncroachment Permits must be acquired from the Public'Norks Department for any work performed PERMITS within the road right of way. If the project fronts on a state highway these permits are ootained from Caltrans. • SANITATICN 3 Projects;.hat will utilize on-site sanitation disposal andlor on-site wells,must ootain permits from the WELL PERMITS 'environmental Health Division. • BUSINESS If the project involves a business.a Business License must be approved poor:o starting operation. LICENSES Business License applications can be processed concurrently with the Minor Subdivision application. • BUILDING If the project involves construction,a Building Permit must be approved prior to commencement of P=RMIfS work_ • SCIL SUITABILITY A Soil Suitability Study may be required to determine the suitability of the soil to support a septic STUDY system. e OTHER PERMITS Frequently other local,state and/or federal agencies will require permits for land use projects(e.g.Air Pollution Control District Regional Water Cuality Control Board or'he Sheriffs Office).
