Can 488-3120 for an appointment. <br /> When you apply,file ail of the following: <br /> e FIE The staff will let you know the current cost of filing an application. Make checks are payable to the San <br /> ` Z 6 Joaquin County Treasurer. <br /> e F)dRM <br /> C' *** Seven(7)copies of the completed application information forms(attached)which all owners must sign. <br /> e TENTATIVE MAP * Seven(7)copies of a folded tentative map(see attached)and two(2)copies of an 8-112" x 11"reduced <br /> copy of the map. <br /> e PARCEL MAP ** If you believe the proposed division qualifies for a parcel map waiver,include a waiver request with the <br /> WAIVER application. <br /> e Dr *** One copy of a preliminary title report or Deed of the property. <br /> e SERVICES If your project requires connection to public facilities,you must submit a"will-serve"letter from the <br /> appropriate water,sewer or drainage entities at the time of filing. This letter must include a statement <br /> from the agency that they will serve the proposed development,and have,or will have, the capacity to <br /> provide such service. <br /> e APPLICATION Staff will check your application. If anything g,you will be notified in writing.The applicant will <br /> pp ythin is missing, <br /> COMPLETE be sent a postcard once the application has been determined complete. (Your application cannot be <br /> processed until it is complete.) <br /> STEP 3 APPLICATION PROCESSING <br /> e CECIA The County will decide if the proposal will have an adverse effect on the environment. If there are no <br /> adverse effects the application will be processed. If there are potential adverse effects,further <br /> environmental review will be required. This may extend the processing time. <br /> REFERRALS AND Staff will refer the application to any County departments,other agencies and surrounding property <br /> ACTION owners affected by your proposal. At the and of a review and comment period(about 4 weeks)the staff <br /> will approve your application if they can make required findings. If the staff c:,nnot make the requirea <br /> findings, the application will be denied. <br /> e FINAL ACTION The action of the staff can be appealed to the Planning Commission. The staffs action is final unless <br /> appealed. For further information on the length of the appeal period,contact the staff. <br /> STEP 4 CONDITIONS AND ADDITIONAL PERMITS <br /> e PARCEL MAP Unless waived,a parcel map must be approved by the County Surveyor within 36 months of approval of <br /> the tentative map. <br /> • CONDITIONS The staff will send you the finai action and if it is approved it will list conditions.by department, :hat <br /> must be met before you can file a parcel map. <br /> e IMPROVEMENT As part of the Parcel Map,Improvement Plan are sometimes required. They are engineered pians <br /> Pt�NS snowing sewer,water,drainage,grading,frontage improvements,roads, street lighting. Facilities and <br /> Landscaping. <br /> • ENCR0ACHMENT =ncroachment Permits must be acquired from the Public'Norks Department for any work performed <br /> PERMITS within the road right of way. If the project fronts on a state highway these permits are ootained from <br /> Caltrans. <br /> • SANITATICN 3 Projects;.hat will utilize on-site sanitation disposal andlor on-site wells,must ootain permits from the <br /> WELL PERMITS 'environmental Health Division. <br /> • BUSINESS If the project involves a business.a Business License must be approved poor:o starting operation. <br /> LICENSES Business License applications can be processed concurrently with the Minor Subdivision application. <br /> • BUILDING If the project involves construction,a Building Permit must be approved prior to commencement of <br /> P=RMIfS work_ <br /> • SCIL SUITABILITY A Soil Suitability Study may be required to determine the suitability of the soil to support a septic <br /> STUDY system. <br /> e OTHER PERMITS Frequently other local,state and/or federal agencies will require permits for land use projects(e.g.Air <br /> Pollution Control District Regional Water Cuality Control Board or'he Sheriffs Office).
