(_nNnITI[)N_R OF APPPOVAI <br /> PA-0400213 <br /> Payne <br /> Site Approval Application No. PA-0400213 was approved by the San Joaquin County Community <br /> Development Department on November 23, 2004. The effective date of approval is December 3, <br /> 2004. This approval will expire on June 4, 2006, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Raymond Hoo, 468-3164) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-GRADING BUILDING PERMIT'. The Site Plan <br /> required as a part of the grading building permit must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility services, and <br /> grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan <br /> review. <br /> b. APPROVED USE: This approval is for a private right-of-way for access to six parcels in the Small <br /> Farms Improvement Tract Division "Q" antiquated subdivision as shown on the revised Site Plan <br /> dated August 16, 2004. <br /> c. LOT LINE ADJUSTMENT: The recordation of a "Notice of Lot Line Adjustment' for the proposed <br /> Lot Line Adjustment application among parcel numbers 051-180-18, 33, and 34 to create Lots 4, <br /> 5, 6, and 7 shall be completed prior to development of the private-right-of-way. <br /> d. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. (Development Title Section 9-1135) <br /> e. OAK TREES: The Heritage Oak Tree on Lot 2 shall not be removed. (Development Title Section 9- <br /> 1505.3[a]) Development on this property shall comply with the following (Development Title Section <br /> 9-1505.5 and 9-1505.6): <br /> (1) Grade changes near or within the dripline of said trees shall comply with the following <br /> restrictions: <br /> A. No grade changes shall occur within six(6)feet of the trunk of the tree. <br /> B. No grade changes shall occur that entail removing or adding more than six (6) inches of soil <br /> in the protected zone of the tree. <br /> C.
