The private right-of-way shall be located along the south pioperty fine and shall be named and improved <br /> to County standards for a fifty(50)foot right-of-way rural residential road and cul-de-sac. <br /> (Development Title Section 9-1150.2) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a twenty-five <br /> (25) foot wide right-of-way along the south property line and along the east propety line of parcel 1. (A <br /> $280.00 fee currently is required for processing per Development Title Table 9-240.2 in addition to a <br /> copy of the Grant Deed and a legal description of the parcel to be offered for dedication.) (The fee due <br /> will be based on the current fee schedule.) (Development Title Section 9-1150.5) <br /> 4. All improvements shall be in conformance with the Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot, if applicable. These improvement plans and specifications are subject to plan check and <br /> field inspection fees and must be approved by the County of San Joaquin Department of Public Works <br /> prior to release of building permits. (Development Title Section 9-240, Section 9-910, Section 9-1100) <br /> 5. Drainage from each Parcel shall be retained on-site by a retention basin (18-inch maximum depth) and <br /> shall be noticed by a statement on the Parcel Map. Drainage for each parcel shall be calculated prior to <br /> release of Building Permit. (Development Title Section 9-1135.9 <br /> 6. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 7. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met <br /> the requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon <br /> submittal of verification. <br /> 8. A State National Pollutant Discharge Elimination System(NPDES)Construction Permit Notice of Intent <br /> (NOI)shall be filed with the State Water Resources Control Board if over one (1) acre of total ground is <br /> disturbed. <br /> NOTE: Any construction activity that results in the disturbance of at least one (1)acre of soil shall require a <br /> State NPDES construction permit. <br /> In Rural Residential roadway A.C. dike shall be prohibited and the shoulder width shall be 6-feet wide <br /> MRC:DG:ar <br /> PACOMMENTS\SAWR 2004\PA-0400213(revision).wod <br />
