(SUPERVISORIAL DISTRICT 4) <br /> PROPERTY OWNER: Miguel Anaya <br /> ADDRESS: 16848 N. Tully Road APN: 053-030-10 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> Tully Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 50 feet. <br /> Sargent Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 50 feet. <br /> The Traffic Impact Mitigation Fee shall be required when parcels are developed. The fee is due and payable at <br /> the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 3. This area has been subject to historic flooding. Therefore,prior to approval, a note shall be added to the <br /> Parcel Map which stipulates that all new structures or substantial improvements constructed on Parcel I <br /> and approximately the south three-hundred(300) feet of Parcel 2 shall be elevated a minimum of two(2) <br /> feet above the highest grade adjacent to the structure. <br /> 4. A State Reclamation Board Permit shall be required for all work done on Paddy Creek and its banks. No <br /> structures or fences shall be permitted within thirty(30) feet from the top of both banks of Paddy Creek. <br /> Said prohibition shall be noticed by a statement on the Parcel Map prior to approval. <br />
