b) APPROVED USE: This approval is for expansion of wastewater treatment <br /> facilities. Expansion will require excavating a pond, installing new conveyance <br /> pipelines, pumps and constructing a new surface irrigation system for wastewater <br /> reclamation as shown on the Site Plan dated August 11, 2006 (Use Type: Utility <br /> Services, Major). <br /> c) CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. <br /> If the Capital Facility Fee is applicable, the County shall collect the fees before the <br /> issuance of any building permits. (Development Title Section 9-1245.2) <br /> d) STORM DRAINAGE: Any additional stormwater drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development <br /> Title Section 9-1135) <br /> e) ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> i) The first one hundred (100) feet of any private road on the property which <br /> intersects with a publicly maintained road shall be paved. <br /> ii) SCREENING: Screening shall be provided and comply with the following: <br /> iii) All storage materials and related activities, including storage areas for trash, <br /> shall be screened so as not to be visible from adjacent properties and public <br /> rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside <br /> storage is not permitted in front yards, street side yards, or in front of main <br /> buildings. (Development Title Section 1022.4[d][2]) <br /> f) BUILDING CODE REQUIREMENTS: The following Uniform Building Code and <br /> San Joaquin County Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Building Inspection <br /> Division: <br /> i) A grading plan shall be submitted and approved and a grading permit issued by <br /> the Building Inspection Division prior to performing any excavation or filling of <br /> earth material: <br /> ii) A grading plan shall contain the information listed in the U.B.C., Appendix, <br /> Chapter 70, Section 7006(1). <br /> iii) The grading plan shall include complete drainage details and elevations of the <br /> adjacent parcels. Retaining wall details shall be submitted where applicable. <br /> iv) All compaction reports must be submitted prior to a foundation inspection. <br /> v) All grading authorized by the permit shall be approved prior to issuance of any <br /> building permits, or beginning of any construction. <br /> 2) SAN JOAQUIN COUNCIL OF GOVERNMENTS (See attached memo dated: <br /> September 1,2006) <br /> 3 <br />
