Phase One to include the construction of a 3,750 square foot <br /> winery production building and a 1,500 square foot agricultural store. Phase Two, with building permits to be issued within <br /> five (5) years, to include the construction of a 26,000 square foot winery production building, a 1,500 square foot covered <br /> crush pad, a 2,000 square foot maintenance shop building, a 100 square foot chemical storage building, a 400 square foot <br /> laboratory, and a 1,200 square foot administrative office building. The project proposes 104 large-scale accessory events <br /> with a maximum attendance of 300 people per event with outdoor amplified sound. The winery is currently permitted to <br /> have marketing events (30 per year with a maximum of 120 attendees), small scale accessory wine events (One (1) per <br /> day with a maximum of 80 attendees), and wine release events (four (4) per year with up to 300 attendees at any time). <br /> The project site is located on a 45.5-acre parcel. Access is provided from Turner Road, and the project will utilize private <br /> on-site services for sewer (septic), water (well), and storm drainage (natural). This parcel is under a Williamson Act <br /> Contract. <br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General <br /> Agriculture). <br /> PROJECT LOCATION: The project site is located on the southwest comer of Turner Road and Davis Road, Lodi. <br /> (APN/Address: 029-020-02/1150 West Turner Road, Lodi) (Supervisorial District: 4) <br /> APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the <br /> Community Development Department no later than June 20, 2019.
