For purposes of the <br /> nitrate loading study, an assumption will be made that waste water is applied at agronomic rates thus <br /> minimizing any leaching into the subsurface. The waste water will be taken up by the grasses on the <br /> adjacent parcel. The application is on the adjacent property which is not part of this study but is <br /> ` regulated under permit by the State Water Board. <br /> The vineyards require some application of nitrogen fertilizers. The application rate is determined by <br /> a team consisting of employees, consultants, and a farm service company. Mr. Nick Sikeotis. told <br /> our office that the application of these fertilizers and irrigation rates are carefully monitored to <br /> ensure proper application. Improper application will lead to poor production,wasted product,and <br /> ` leching into the ground. Vineyard management practices include ground moisture testing, soil <br /> nitrate testing and petiole testing. Generally,grape vineyards are low consumers of nitrogen <br /> fertilizers. <br /> Based on the information Mr. Sikeotis provided and the onsite water well nitrate test,we will assume <br /> that the application of fertilizers and irrigation water on the vineyards is "in balance"meaning that <br /> ` any leaching of fertilizers is minimal. Over fertilization is possible however, the relatively low nitrate <br /> concentration in the drinking water tends to indicate no leaching has occurred into the strata for <br /> which the water well is drawing. <br /> The third source of nitrate is from the use of septic systems. The nitrate loading scenario described <br /> next,takes into account the waste water generated from septic systems. <br /> .. <br /> 3.3.1 Existing Septic System <br /> There are two septic systems on the parcel. One existing septic system serves the existing three (3) <br /> bedroom residence built in 1905. The second existing septic system serves the existing wine tasting <br /> room. <br /> him <br /> 3.4 Future On-Site Sources of Nitrate <br /> There are no plans beyond the proposed uses described for the Use Permit which describe the <br /> winery, tasting room,and special events. The special events will utilize portable restrooms. The <br /> waste water generated from the portable restrooms during the twelve (12) special events per year <br /> will be removed off site by a service company. <br /> It is possible that a legal second dwelling unit of up to 1,500 square feet may someday be <br /> ` constructed on the property. For purposes of the nitrate loading study,we will assume that this <br /> dwelling will be two bedrooms and occupied by up to three people. There are no current plans to <br /> construct a second dwelling unit on the property. <br /> 4 <br />
