e. LOADING: Six loading spaces shall be provided. Each space shall be a minimum of 25 feet in length and 15 feet in width and have a minimum height clearance of 14 feet. On- site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) f. UNIFORM FIRE CODE REQUIREMENTS: The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit: (1) Fire flow will be provided for proposed buildings by the use of public water mains (Appendix III-A of the Uniform Fire Code). (2) Fire hydrants shall be supplied in accordance with Appendix III-B of the Uniform Fire Code. (3) Fire protection systems shall be installed according to Article 10 of the California Fire Code and the appropriate standards and guides adopted in Chapter 35 of the California Building Code and the California Electrical Code. (4) All valves controlling the water supply for automatic fire sprinkler systems and water flow switches shall be monitored in accordance with Section 904.3.1 of the California Fire Code. (5) Fire department access roads shall be in accordance with Section 902.2 of the California Fire Code and the standards adopted by the San Joaquin County Fire Chiefs Association. (6) Fire department access to buildings shall be in accordance with Section 902.4. A knox box shall be installed according to fire department instructions. (7) Fire extinguishers shall be installed in accordance with the California Fire Code, Volume 2, Standard 10-1. (8) Fire permits may be required prior to occupancy to conduct operations hazardous to life or property. (CFC 105.2.1) 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Tom Iwamiya, 468-3023) a. An encroachment permit shall be required for work within the road right-of-way. (Development Title Section 9-1145.4) b. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of building permit application. The fee currently is $141.37 per additional daily trip end generated in the Lodi area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record.
