The <br /> following facts are provided for your information: <br /> The proposed use does riot conform with the City's General Plan which designates the <br /> ij <br /> property as low to medium residential. The proposed use would be a commercial <br /> designation and the owner will be required to file and receive approval for a General <br /> Plan amendment for the existing land use. <br /> The subject parcels do not lie within an area of benefit. However, the subject parcels do <br /> lie within the boundaries of South Stockton Community Facilities District 90-1 (Sewer <br /> District). Although the proposed development lies within San Joaquin County, sewer <br /> service will be provided by the City of Stockton. The property owner must annex to the <br /> Sewer District (sign the CFD 90-1 Memorandum of Understanding) and pay the Sewer <br /> District annexation fee (currentlyacre) prior to permit issuance. Further, the <br /> property owner must comply with TSaJqaquin-Health-Departtment requirements relative <br /> to septic abandonment. <br /> The subject parcels lie within the area served by Sanitary Sewer Collection System No. <br /> 7. Sufficient capacity does exist within this system at this time to receive the discharge <br /> from these parcels. The parcels do not lie within a developed storm drainage area. <br /> Storm facilities would have to be developed in accordance with the requirements set by <br /> the City Engineer. <br /> All appropriate fees and charges must be paid, the necessary permits acquired and the <br /> approval for a General Plan amendment received before connection to the sanitary <br /> www.stocktongov.com <br />
