Wallace <br /> San Joaquin County Community Development <br /> Development Services Division <br /> 1810 East Hazelton Avenue <br /> Stockton, CA 95205 <br /> LOT LINE ADJUSTMENT APPLICATION TO ADJUST THE PROPERTY LINES OF TWO PARCELS: <br /> 3463 SOUTH TURNPIKE ROAD APN 175-180-05 PA-02-249 LLA <br /> The City of Stockton Public Works Department has reviewed the subject application and offers the following <br /> comment: <br /> 1. The owners/developers should dedicate as needed within the limits of the project, to provide a 60' <br /> roadway section (30' half section)on Turnpike Road. Frontage improvements including, but not limited <br /> to, curb, gutter, sidewalk, driveway installation, pavement widening and street lighting should be installed <br /> prior to occupancy of any new buildings/structures on this site. Should installation of these improvements <br /> prove not practical due to existing-physical constraints, the,owners/developers should enter into a <br /> Deferred Improvement Agreement whereby the owners/developers agree to install the required <br /> improvements at such time as it is practical. <br /> In addition, the following information should be forwarded to the property owner: <br /> 1. Should San Joaquin County require this development be served by City of Stockton sewer, and if the <br /> site's land use is consistent with the City's General Plan, the property owner will be required to apply <br /> for a City of Stockton Outside Sewer Service Application, pay the applicable fees, and file an <br /> annexation application or sign a Conditional Sewer Service Agreement,which obligates the property <br /> owner to annex the property to the City when the City deems it is feasible. <br /> 2. The subject parcel lies within the boundary of the South Stockton Community Facilities District 90-1 <br /> (Sewer District) and is not currently annexed. As a condition of receiving City of Stockton sewer <br /> service, the property owner must annex to the District(sign the CFD 90-1 MOU) and pay the District <br /> annexation fee (currently$7,711.09/acre based on the acreage as determined by the legal parcel <br /> size) prior to permit issuance or recordation of a subdivision map. Further, the property owner must <br /> comply with San Joaquin County Health Department requirements relative to septic abandonment. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
