PA-0200631 OF ANTHONY <br /> NOCETI (C/O WONG ENGINEERS) (APN: 175-200-02, 03 & 175-180- <br /> 12) (ADDRESS: 3685 S TURNPIKE ROAD, STOCKTON) <br /> The project is a Major Subdivision application to subdivide three parcels totaling 6.88 <br /> acres into twenty-seven (27) residential lots and one (1) lot for a storm detention pond. <br /> The subdivision is referred to as Garden Farms and is located on the west terminus of <br /> Clayton Avenue, on the west side of Turnpike Road, Stockton. The parcels have a <br /> General Plan designation of R/L (Residential-Low Density) and are zoned R-L <br /> (Residential-Low Density). <br /> Noise Analysis <br /> Bollard & Brennan, Inc. prepared a noise analysis to identify potentially significant noise <br /> impacts to future residential development along Interstate 5. The study concluded that <br /> the following mitigation measures would reduce such impacts to less than significant. <br /> • A 16-foot tall property line barrier would be required to reduce 1-5 traffic noise <br /> levels to 65 dB Ldn at the first row of residences adjacent to 1-5. In addition, the <br /> barrier would need to return to the east, starting at a height of 10-feet and <br /> gradually decreasing to 6-feet in height as shown on Figure 1. Barriers should <br /> be constructed of concrete or masonry block, or precast concrete. Wood is not <br /> recommended due to eventual warping and shrinking of materials, which results <br /> in openings and cracks which compromise the barrier longevity. Other <br /> prefabricated barriers may be used. However, an acoustical consultant should <br /> review them. <br /> If single story residences are built at the first row of facades, and a wall height of <br /> 16-feet is constructed, the interior noise levels would comply with 45 dB Ldn, with <br /> standard construction practices. <br /> • If two story residences are constructed on the project site, it is recommended that <br /> interior noise levels be evaluated for the entire project site when the building <br /> elevations, floor plans and construction details are available. <br /> 1 <br />
