The accompanying site plan indicates the proposed subdivision lies adjacent to the
Interstate 5 freeway and therefore may be deemed contiguous to the Stockton City
Limits. The City of Stockton and San Joaquin County should meet to determine the
appropriate agency to take the lead in the Tentative Map/Environmental review process.
2. Should the San Joaquin County require this development be served by City of Stockton
Sewer lines and/or treatment facilities, and if the site's land use is consistent with the
City's General Plan, the property owner shall be required to apply for a City of Stockton
Outside Sewer connection and shall be required to annex to the City of Stockton, or sign
a deferred annexation agreement if the property is not deemed contiguous to the City,
and pay the applicable fees. Further, the owner/developer shall be responsible for all
costs involved in the extension of any sewer mains to serve this project, as required, to
meet City standards. This may include the extension of the sewer main across the
entire frontage of the property.
3. The proposed development lies within the boundary of the South Stockton Community
Facilities District 90-1 (Sewer District) and is not currently annexed. As a condition of
receiving City of Stockton sewer service, the property owner must annex to the District
(sign the CFD 90-1 MOU) and pay the District annexation fee (currently$8,669.82/acre
based on the acreage as determined by the legal map size) prior to recordation of the
subdivision map. Please contact Dennis Merkel in the City of Stockton Permit Center
at (209) 937-8546 for further details.
4. The owner/developer should dedicate and improve Turnpike Road within the limits cgtockton
the project as needed to provide for a 60' street section (30' half section).
