i <br /> FINDINGS FOR MINOR SUBDIVISION <br /> 1. The proposed Minor Subdivision Map,# /'k 5- is consistent <br /> with the General Plan, any applicable specific plan and Special <br /> Purpose Plan and any other applicable plan adopted by the County <br /> because the /' (fir �/ land use designation permits the <br /> division proposed. Further, no specific plans are involved. <br /> 2 . The design or improvement of the proposed subdivision is consistent <br /> with the General Plan and any applicable specific plan or Special <br /> Purpose Plan because the design and improvements meet the minimum <br /> standards contained in the general plan and as reflected in the <br /> tentative map. <br /> 3 . The site is physically suitable for the type of development proposed <br /> because all development requirements in the County Development Title <br /> and all minimum County standards are met. <br /> 4 . The site is physically suitable for the proposed density of <br /> developme t because the number of parcels proposed is consistent with <br /> the /L- general plan density. <br /> 5 . The design of the subdivision or the proposed improvements are not <br /> likely to cause substantial environmental damage or substantially and <br /> avoidably injure fish or wildlife or their habitat because the initial <br /> study prepared for this project did not identify any rare or <br /> endangered species or habitats or other substantial environmental <br /> adverse effects. <br /> 6 . The design of the subdivision or the type of improvements is not <br /> likely to cause serious public health problems because any conditions <br /> attached to the approval will address any potential public health <br /> problems. <br /> 7 . The design of the subdivision or the type of improvements will not <br /> conflict with easements, acquired by the public at large, for access <br /> through or use of property within the proposed subdivision because if <br /> it is found that alternate easements, for access or for use, are <br /> necessary, that these will be substantially equivalent to ones <br /> previously acquired by the public. <br /> 8 . Any land or improvement to be dedicated to the County is consistent <br /> with the General Plan, any applicable specific plan and Special <br /> Purpose Plan, and other applicable plan adopted by the County because <br /> any such improvements or land must meet County standards and <br /> requirements for dedication and/or construction. <br /> 9 . The design of the subdivision provides, to the extent feasible, for <br /> future passive or natural heating or cooling opportunities in the <br /> subdivision, as required by Government Code 66473 . 1 because the -lots <br /> are large enough so that individual dwellings can be situated to take <br /> advantage of solar orientation. <br /> (Statement of fact for residential condominium only) : <br /> Planning staff has considered the housing needs of the region in <br /> approving this division, and have concluded that the housing that may <br /> result from this approval can be balanced with the public service <br /> needs of existing residents in the area. <br />
