CONDITIONS OF APPROVAL <br /> MS-96-28 <br /> Brocchini, et al <br /> Minor Subdivision Application No. MS-96-28 was approved by the San Joaquin County Community <br /> Development Department on December 9, 1996. The effective date of approval Is December 19, <br /> 1996. This tentative map approval will expire on December 19, 1999, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been compiled with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specif led, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 4683190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) Parcel 1 shall have a minimum lot width of 150 feet. <br /> (2) Parcel 1 shall be 2 to 5 acres in size and shall be the least area required to <br /> conduct the almond hulling operation described in the approval letter for Site <br /> Approval Application No. SA-96-69. (Development Title Section 9-610.3[d][2]) <br /> (3) Parcel 2 shall have a minimum lot width of 330 feet. (Development Title Section <br /> 9-610.4) <br /> (4) Parcel 2 shall have a minimum lot area of 40 acres. (Development Title Section <br /> 9-610.2) <br /> b. BUILDING PLAN APPROVAL: The required building plans for Site Approval No. SA-96- <br /> 69 shall be ready for issuance prior to approval of the Parcel Map. However, the Building <br /> Plans shall be issued after the Parcel Map is recorded. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> (See the attached memo from Public Works dated November 18, 1996.) <br /> 3. PUBLIC HEALTH SERVICES: <br /> (See the attached memo from Public Health dated November 20, 1996.) <br /> 4. S. SAN JOAQUIN IRRIGATION DISTRICT: <br /> (See the attached letter from SSJID dated November 26, 1996.) <br /> Conditions of Approval 1 - MS-96-28 <br />
