Participation in the SJMSCP satisfies requirements of both the <br /> state and federal endangered species acts, and ensures that the impacts are mitigated below a <br /> level of significance in compliance with the California Environmental Quality Act(CEQA). <br /> Although participation in the SJMSCP is voluntary, lead agents should be aware that if project <br /> applicants choose against participating in the SJMSCP,they will be required to provide <br /> alternative mitigation in an amount and kind equal to that provided in the SJMSCP. <br /> SJCOG, Inc. has reviewed application PA-0400706 (MS). This project involves subdividing <br /> existing parcels into two to create a financing homesite parcel. Parcel One to be 4.9 acres and <br /> Parcel Two to be 42.4 acres. The project site is located 1,500 feet on a private access road on the <br /> west side of Vail Road, 1,700 feet north of Barber Road, northeast Thornton. <br /> This project will not require any land conversions. Any future structure(s) will require the <br /> conversion of land and as such should condition the project applicant(s) to participate in the <br /> SJMSCP. <br /> The project is located within the unmapped land use areas and as per the requirements of the <br /> SJMSCP those projects are subject to case-by-case review by the Habitat Technical Advisory <br /> Committee (TAC) prior to participation. <br /> If you have any questions, please give me a call at (209)468-3913. <br />
