The land is relatively flat. <br /> According to San Joaquin County Community Development Department, the Site is zoned AG-40, <br /> limited agriculture,minimum parcel size 40 acres. This zoning designation "is established to <br /> preserve agricultural lands for the continuation of commercial agriculture enterprises"(www.co.san- <br /> L <br /> joaquin.ca.us,2005). <br /> Y1.2 Proposed Development <br /> LOur office was provided with a tentative parcel map from Baumbach&Piazza Engineers of Lodi. <br /> LThe proposed parcel division, as depicted on the tentative map,is indicated on Plate 1 of this report. <br /> ✓1.3 Site Vicinity <br /> LA site vicinity map is included in the appendix of this report as Plate 2. <br /> X1.4 Site Map <br /> LA site map is included in the appendix of this report as Plate 1. <br /> L X2.0 PRESENT AND PAST USES OF THE SITE <br /> L ✓2.1 Past and Present Site Use <br /> In his responses to the environmental questionnaire completed for the Surface/Subsurface <br /> ' Contamination Report,Mr.Watts indicated that he purchased the Site in 1999 and had no <br /> L knowledge of the previous owner (questionnaire dated December 23, 2004). He stated that,before <br /> his purchase of the Site,he was a pest control advisor in the area, and he noticed that the subject <br /> property was used for growing tomatoes. When he first bought the property,he grew safflower the <br /> first year before planting the vineyard (personal communication, February 10, 2005). <br /> L /3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> L3.1 Existing On-Site Septic Tank Usage <br /> One domestic well and two septic systems are located on the Site.
