PUBLIC WORKS DEPARTMENT <br /> a. An Improvement Plan , prepared by a Registered Civil <br /> Engineer , showing drainage , driveway access details , <br /> on—site parking , and grading , shall be submitted to the <br /> Department of Public Works for approval . An on—site <br /> collection system is required for drainage . <br /> b. An encroachment permit shall be required for work <br /> within road right—of—way . <br /> 2 . BUILDING DIVISION <br /> a . The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal <br /> to the Building Inspection Division : <br /> 1 . The proposed building shall be provided with an <br /> automatic fire sprinkler system or divided into <br /> areas less than 6 , 000 square feet by area <br /> separation walls . <br /> 2 . Provide restrooms conforming with all disabled <br /> access requirements ( C.A. C. , Title 24 ) . <br /> 3 . If a 40 foot yard is not provided between Phase I <br /> and Phase II , an additional fire—wall will be <br /> required . <br /> b . A grading plan shall be submitted and approved and a <br /> grading permit issued by the Building Inspection <br /> Division prior to performing any excavation or filling <br /> of earth material ; unless a permit requirement is <br /> exempt per UBC , Appendix , Chapter 70 , Section 7003 . <br />
