CONDITIONS OF APPROVAL <br /> MS-97-18 <br /> Rocha <br /> Minor Subdivision Application No. MS-97-18 was approved by the San Joaquin County <br /> Community Development Department on October 22, 1997. The effective date of approval is <br /> November 1, 1997. This tentative map approval will expire on October 31, 2000, which is three <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2) a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Matin, 468-3190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> b. All parcels shall have a minimum lot area of 40 acres. (Development Title Section <br /> 9-610.2) <br /> C. ACCESS: The following access requirements apply and shall be shown on the parcel map: <br /> (1) A proposed 25-foot-wide (minimum) private easement for access to Parcel 3, along <br /> the north property line of Parcel 4, shall be shown on the parcel map. (Development <br /> Title Section 9-1150.15) <br /> (2) The access easements shall provide for the following fire apparatus access road <br /> requirements: <br /> A. Dead-end roads shall have turnouts spaced at a maximum of 1320-foot <br /> intervals. <br /> (3) The following note shall be recorded as a separate instrument (Notice of Minor <br /> Subdivision): <br /> A. At the time of development of Parcel 3, the entire length of the private right- <br /> of-way for the parcel to be developed shall be constructed and maintained to <br /> the standards required by Section 10.207 of the Uniform Fire Code and <br /> applicable San Joaquin County Improvement Standards.
