CONDITIONS OF APPROVAL <br /> PA-1500014 <br /> DEBOER/GIULIANI & KULL, INC. <br /> Lot Line Adjustment application No. PA-1500014 was approved by the San Joaquin County Community <br /> Development Department on March 12, 2015, which is the effective date of approval. This approval will <br /> expire on September 10, 2016, which is 18 months from the effective date of approval, unless a Notice of <br /> Lot Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Rick Griffin, [209]468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site plan dated <br /> January 26, 2015. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties shall be <br /> submitted to the Surveyor's Division for review and forwarding to the Community Development Department. <br /> The legal descriptions shall be prepared, stamped and signed by a Registered Civil Engineer, qualified to <br /> practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> c. LOT SIZE: Each parcel shall be a minimum of ten (10)gross acres. (Development Title Section 9-872.2[e]) <br /> d. LOT WIDTH: The following requirements shall apply (Development Title Section 9-872.2[g]): <br /> (1) Each parcel shall have a minimum front yard setback of 330 feet, measured at the front yard setback <br /> line. <br /> 2.
