L <br /> L <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> L 1.1 Description of Site: The project consists of three parcels totaling approximately <br /> 320 acres located at 5495 Van Allen Road. The project is in a fanning community and is <br /> L surrounded by agricultural land. It is zoned AG-40. The project parcel numbers are APN 185- <br /> 080-39, 40 and APN 183-270-05. <br /> j 1.2 Description of proposed development: The purpose of this project is to divide this <br /> L 320 acre site into seven parcels, 40 acres or greater. <br /> 1.3 Parcel Location Map: (See Appendix). <br /> L <br /> 1.4 Site Map: (See Appendix). <br /> L 2.0 PAST PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> '` 2.1 The present owner, Eugene Caffese has owned the property for more than 10 years. The past <br /> and present use of the property has been an orchard and row crops. Future use of the site will <br /> continue to be an orchard and row crops. <br /> L <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> L 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create <br /> 7 parcels, 40 acres or greater. .There is one septic system currently on the property. Permits <br /> were researched and illustrate this fact. (See Appendix) <br /> L <br /> 3.2 Site Septic Permit History: There had been two previous septic systems that have been <br /> L destroyed per permit number 88-1679. (See Appendix) <br /> 3.3 Discussion of on-site septic repair history: No septic repair permits have been issued on <br /> L this property. No history of septic repair is available for subject parcel. <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> !_ general area consist of standard systems consisting of leach lines and seepage pits. There have <br /> been no system failures in the area. There are limited records available in the immediate area as <br /> this area is sparsely populated. <br /> 6. 3.5 General Area Septic Permit History: In researching permits for septic systems and San <br /> Joaquin County Environmental Health Department records, the septic systems in this general <br /> area range in installation dates from 1986 to 2005.
