r <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> �.. 1.1 Description of Site: The project consists of a 320 acre parcel located at 5475 Van Allen <br /> Road, Stockton, CA. The subject parcel number is 185-080-39,40 and 183-270-05. The <br /> project is in an agricultural community, and the existing parcel is zoned AG-40. <br /> 1.2 Description of proposed development: It is proposed to split 320 acre parcel into <br /> 7 parcels, 40 acres or greater. In accordance with the San Joaquin County Development Title, <br /> this Surface and Subsurface Contamination Report (SSCR) is being submitted for approval. <br /> This report will investigate the property for visual or historical environment contamination <br /> based on field observation, interviews with the owner, and county records. (This SSCR <br /> includes no chemical analysis). <br /> 6.0 1.3 Parcel Location Map: (See Appendix for Tentative Map with Vicinity Map, and APN <br /> page), <br /> `, 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of <br /> information of the historic use of this property is testimony of the owner, Eugene Caffese. <br /> The owner was interviewed on November 30, 2005. Eugene Caffese has owned the subject <br /> parcel for the past 10 years. The land use has not changed under his ownership. <br /> ` Presently the property includes an orchard. The surrounding properties to the north, south, <br /> and east are used for agricultural purposes. <br /> At this time there are no immediate plans for development except to subdivide the subject <br /> parcel. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods Used to Research: Methods used to research this parcel were records <br /> researched at the San Joaquin County Agriculture Commissioners office on December 1, 2005 <br /> (see appendix for results). An onsite survey performed on July 26, 2006 by Shaun Mackey of <br /> Dillon & Murphy. The owner was interviewed on November 30, 2005, by Joe Murphy of <br /> Dillon & Murphy. San Joaquin County Environmental Health Department's underground <br /> storage tank site mitigation database list did not yield any findings on the subject parcel (see <br /> appendix). A search for ust sites was done on the subject parcel and yielded nothing in the <br /> �. surrounding areas (see appendix).
