_ 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br />1.1 Description of Site: The project consists of 2 parcels equaling 40 acres located at <br />— 5760 and 5772 S. Van Allen Road, Farmington, CA. The subject parcel numbers are <br />183-350-11, 12. The project is in an agricultural community and is zoned AG -40. <br />�> <br />— 1.2 Description of proposed development: It is proposed to convert an existing Finacing <br />Parcel to a Homesite Parcel and one "Designated Remainder" parcel. In accordance with the San <br />Joaquin County Development Title, this Surface and Subsurface Contamination Report (SSCR) <br />— is being submitted for approval. This report will investigate the property for visual or historical <br />environmental contamination based on field observation, interviews with the owner, and county <br />records. (This SSCR includes no chemical analysis). <br />1.3 Parcel Location Map: (See Appendix for Tentative Map with Vicinity Map, and APN <br />(02) <br />page). <br />1.4 Site Map: (See Appendix for Tentative Map). <br />- 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE• <br />_ 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of <br />information of the historic use of this property is testimony of the current owner, Tom Murphy, <br />partner with Farmington Equity Partner. The parcels have been family owned for over 20 years. <br />_ <br />/ \ <br />�J <br />Presently,thepropertyl2 <br />is used for a vineyard and the owners home site. The surrounding <br />properties to the north, south, west, and east are used for agricultural and rural residential <br />_ purposes. <br />3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br />- CONTAMINATION: <br />3.1 Methods Used to Research: Methods used to research this parcel were records <br />— researched at the San Joaquin County Agriculture Commissioners office on March 14, 2012. <br />(see Appendix for results). Also, an onsite survey was performed on February 14, 2012 <br />by Mike Toy of Dillon & Murphy. The owner was interviewed on February 6, 2012, by Joe <br />Murphy of Dillon & Murphy. San Joaquin County Environmental Health Department's <br />underground storage tank site mitigation database list did not yield any findings on the subject <br />(see Appendix). A search for U.S.T./L.U.S.T done <br />parcel sites was on the subject parcel and <br />yielded no findings. Research was performed on the subject site as required by County <br />regulations. <br />3.2 Description of All Past On -Site Potential and/or Known Above and Below Ground <br />Sources of Contamination Identified at the Project Site: Past on-site potentials for (3 2J <br />— <br />contamination are low.
