PART 1 IS CONSTRUCTION OF A <br /> 3,600 SQUARE FOOT PORTION FOR STORAGE AND RUBBER PROCESSING. <br /> PART 2 IS CONSTRUCTION OF REMAINDER AS A SHELL FOR FUTURE TENANT <br /> IMPROVEMENTS LOCATED ON THE SOUTH SIDE OF VENTURE WAY, 185 FEET <br /> EAST OF IDEAL PARKWAY. (DISTRICT 5). <br /> APPLICANT: Price Rubber Company APN: 208-190-12 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> Venture Way has an existing right-of-way width of 60 feet and a planned right-of-way width of 60 feet. <br /> RECOMMENDATIONS: <br /> I. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-13 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $561 per 1,000 gross <br /> square foot of building as Manufacturing in the Manteca area.
