Conditions, if Approved <br /> This approval will expire 36 months from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with and (2) a Parcel Map has been submitted to the County Surveyor for <br /> approval. <br /> Those Conditions followed by a Section Number have been identified as ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff contact: Kitty Walker, 468-3144) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) All parcels shall have a minimum lot width of 330 feet measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 20 acres. (Development Title Section <br /> 9-610.2) <br /> b. ACCESS: The following access requirements apply and shall be shown on the Parcel <br /> Map: <br /> (1) A 25-foot-wide private easement for access to Parcels 2 and 3 shall be shown on <br /> the Parcel Map. (Development Title Section 9-1150.15) <br /> (2) The following note shall be placed on the Parcel Map: <br /> • At the time of development of Parcels 2 and 3, the entire length of the <br /> private right-of-way for Parcels 2 and 3 shall be constructed and <br /> maintained to the standards required by Section 10.207 of the Uniform <br /> Fire Code and applicable San Joaquin County Improvement Standards. <br /> (Development Title Section 9-1150.15(c)) <br /> 2.
