Cose
P.O. Box 326
Tracy, CA 95378-0326
Dear Mr. and Mrs. Cose:
RE: Minor Subdivision Application NO. MS-95-23
This letter is to notify you that your request to divide property within the boundaries of the new community
of New Jerusalem has been denied by the Community Development Department due to the inability to
make the first two of nine required Findings for Approval and/or Specific Plans.ee enclosed). sThenndabil ings ryrtolamake
te to
consistency with the General Plan, and any applicable Master
the required Findings dsbased upon of Supervisors, both of which olicies in the relateeral tlan and in the o the development of new uent communities.pure
adopted by
The AU-20 zone was placed over the new community of New Jerusalem as a'holding zone' until a Master
and Specific Plan was approved. The Specific Plan would include the implementing zones consistent with
the General Plan land use designations which are already approved for the new community. It was never
the intent of this zone that additional parcelization not consistent with the development of the approved
new community be permitted. Unfortunately, at the time that the AU zone was placed over the new
community, it only had the one acreage designation (i.e., 20 acres). The Board of Supervisors is
concerned with the potential for inconsistent subdivision within new communities as a result of the AU
zone having only the 20 acre minimum parcel size. They have instructed staff to amend the Development
Title to include 40, 80 or 160 acre minimums for the AU zone. This text amendment, as well as a related
zone reclassification, is being processed by the Community Development Department.
The ten-day appeal period for this action will expire on Monday, June 12, 1995, at 5:00 P.M. If no appeal
is filed,ithe ssion action wil
275IOOeCome 'nal at that time.
