• This finding can be made as there are no known physical
constraints that would prohibit the development of the
three proposed parcels.
5 . Neither the design of the subdivision or any proposed
improvements are likely to cause substantial environmental
damage or substantially and avoidably injure fish or wildlife
or their habitat.
• This finding can be made as there are no known
potentially significant environmental impacts that will
occur to fish or wildlife or their habitat as a result of
the subdivision.
5. The design of the subdivision or the type of improvements is
not likely to cause serious public health problems.
• This finding can be made as there are no known
potentially significant public health impacts or problems
that could occur as a result of the subdivision.
7 . The design of the subdivision or the type of improvements will
not conflict with easements acquired by the public at large
for access through or use of property within the proposed
subdivision.
• This finding can be made since the subdivision will not
conflict with any current easements, however, the
addition of private roadway easements built as a result
of this subdivision could place constraints on the
ultimate design and development of the new community.
8 . Any land or improvement to be dedicated to the County is
consistent with the General Plan, any applicable Specific Plan
and Special Purpose Plan, and any other applicable plan
adopted by the County.
• This finding can be made since no land or improvements
are to be dedicated to the County as conditions of the
minor subdivision. However, this subdivision may
constrain the ability of the County to obtain necessary
land or improvements required by the Master Plan or
Specific Plan for development of the new community.
9 . The design of the subdivision provides, to the extent
feasible, for future passive or natural heating or cooling
opportunities in the subdivision as required by Government
Code Section 66473 . 1.
• This finding can be made since the size of the proposed
parcels are more than adequate to allow for future
passive or natural heating or cooling opportunities.
