According to Mr. Toor, the site is <br /> owned jointly,by,several merimbers'of his family, who bought the rproperty in 1999. The entire site . <br /> has been used to grow melons for the past year;but was orchard for the 20 years previous. <br /> Gary Reeve, the real estate agent.for the site, was interviewed by telephone on-July 28, 2003 as <br /> well. According to Mr. Reeve, the subject property was previously owned by the New Jerusalem <br /> Soft Partnership,-of which Courtney.Torino was the head. Mr.'Reeve indicated that, in addition <br /> to the irrigation Iine, a natural gas line runs northeast to southwest across the property. He stated <br /> that a farmhouse was once located on the site near the existing well and that a power line remains <br /> in this vicinity as well. <br /> rr 3.0 PROPOSED DEVELOPMENT <br /> Mr. Toor proposes to sell the property as three parcels.for agricultural use. <br /> LA - <br /> 4.0 SURROUNDING USAGE <br /> Accordingto San Joaquin Community Development Department, the site is located within the AG <br /> Zone which is intended to preserve agricultural lands for the continuation of commercial <br /> agricultural enterprises. Bounding the property to the south is Vernalis Road. <br /> Based on review of readily available aerial photos of the site, the majority of the surrounding area <br /> appears to be used for agriculture, including orchards and row crops.
