Thalheim Colony Tract Road shall be constructed in conformance with the standards for one-half of a fifty <br /> (50) foot right-of-way rural residential roadway. The construction of the frontage improvements will be <br /> deferred upon execution by the owner of a Deferred Frontage and Roadway Improvement Agreement or a <br /> Secured Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the Improvement Plan. (A$410.00 fee currently is <br /> required for processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed and an <br /> estimate for the required frontage improvements. The estimate shall be prepared by a registered civil <br /> engineer with a typical section drawing on a form to be supplied by the Department of Public Works for <br /> approval. As an option, the Department of Public Works will Prepare the drawing and estimate for an <br /> additional fee of$175.00.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> b. Dedication to result in a twenty-five(25) foot wide right-of-way from the centerline of Victory Road to the <br /> property line shall be required across the frontage of Parcel B, C,and D. Dedication shall be made on the <br /> Parcel Map. (Development Title Section 9-1150.5) <br /> 7. Dedication to result in a thirty(30)foot by thirty(30)foot corner snipe at the intersection of Victory Road <br /> and Thalheim Colony Tract Road shall be required. Dedication shall be made of the Parcel Map <br /> (Development Title Section 9-1150.5) <br /> 8. Structures, fences, landscaping and, any or all obstructions shall be removed from the dedicated right-of- <br /> way,prior to recording the Parcel Map. <br /> 9. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 10.
