Wagner Avenue. <br /> The lot extends from Wagner Ave. to Del Mar Ave. This lot appears to be the last to subdivide on Z� <br /> Wagner Avenue. The existing residence fronts on Wagner. The new parcel will front on Del Mar <br /> Avenue. All utilities are available. The East Stockton Sanitary District provides sewer service. <br /> Cal Water furnishes the water service. This area has been primarily residential and is zoned RL. A <br /> storm drain exists on Del Mar Avenue south of the site. Ditches are required to convey the storm <br /> water to the drain. <br /> PAST,PRESENT/FUTURE USES OF THE SITE <br /> This area is known as North Burkett Gardens. The residence was constructed in 1946 according <br /> to the Property Profile. The 1957 aerial shows the residential development south of Franklin High <br /> _ School. With all services available the qualified lots have been subdivided over the years. The <br /> Marley Cooling Tower Company is one of the few commercial/industrial operations in the area. <br /> The address is listed as 200 N. Sinclair Avenue in the phone directory and 150 North Sinclair <br /> Avenue in the Assessor's records. No curbs, gutters or sidewalks exist on Wagner or Del Mar <br /> Avenues in the vicinity of 138 N. Wagner Avenue. The site is zoned RL. <br /> .. The site was visited on �3 <br /> March 15, 2005. The photographs show vegetation, lawns typical of the area and a portion of the (7-A) <br />_ area assessor map. The small size of the lot reduces the use to residential. It is best described as a <br /> city lot, zoned for residential. <br /> 1. <br />
