CONDITIONS OF APPROVAL <br /> WILLIAM TIPTON <br /> MS-92-44 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> a . A Parcel Map is required (Planning Title Section 9-9112) . <br /> b. The Water Supply Facilities Impact Mitigation Fee will be <br /> required when parcels are developed. The fee is due and <br /> payable at the time of the building permit application. (The <br /> fee currently is $1, 000. 00 per single family dwelling unit. <br /> If there is no building permit required, the fee will be <br /> exempt. The fee shall be automatically increased on January <br /> 1 of each year at the rate of 6. 9 percent. An additional 3 . 5 <br /> percent shall be added to the fee upon payment for processing <br /> and administering the program. (Resolution R-91-327) <br /> C. The Traffic Impact Mitigation fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of the building permit application. (The fee currently is <br /> $2 , 729 . 00 per single family dwelling unit in the Stockton <br /> area . The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record) (Resolution R-90-304) . <br /> d. The frontage improvements for Del Mar Avenue and Wagner Avenue <br /> shall be constructed in conformance with the standards for <br /> one-half of a 50-foot right-of-way urban street. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> a copy of the Grant Deed, legal descriptions of Parcels #1 and <br /> #2 and an estimate. The estimate and legal descriptions shall <br /> be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to the Department of Public Works <br /> for approval . As an option the Department of Public Works <br /> will prepare the drawing with estimate for an additional fee <br /> of $100. 00) (Planning Title Section, 9-9430, 9-9433) . <br />
