PARCEL ONE TO CONTAIN APPROX. 7,110 SQUARE FEET, <br /> AND PARCEL TWO TO CONTAIN APPROX. 7,110 SQUARE FEET. <br /> 715 WAGNER AVENUE (APN 159-070-16) (PA-0500017} (MS),,_ <br /> The City of Stockton Public Works Department has reviewed the subject application <br /> and offers the following comments: <br /> 1. The owner/developer should be aware that should the San Joaquin County <br /> require this development be served by City of Stockton Sewer lines and/or <br /> treatment facilities, and if the site's land use is consistent with the City's General <br /> Plan, the property owner shall be required to apply for a City of Stockton Outside <br /> Sewer connection and shall be required to annex to the City of Stockton, or sign <br /> a deferred annexation agreement if the property is not deemed contiguous to the <br /> City, and pay the applicable fees. <br /> 2. The owner/developer should install full frontage improvements on Dawes <br /> Avenue as well as on Wagner Avenue including, but not limited to, curb, gutter, <br /> sidewalk, driveway installation, pavement widening and street lighting. Said <br /> improvements should be installed prior to occupancy of any buildings/structures <br /> on this site. Should installation of these improvements prove not practical due to <br /> existing physical constraints, the owner/developer should enter into, and record, <br /> a Deferred Improvement Agreement whereby the owner/developer agrees to <br /> install the required improvements at such time as it is practical. <br /> C(� stood <br /> 1999 <br />
