Walnut Grove Road, Thornton <br /> General Plan: A/G Community: <br /> Zoning: AG-40 APN: 001-080-31 <br /> Project Size: 1 acre Parcel Size: 1 acre <br /> Water Supply: Private well Sewage Disposal: Septic system <br /> Storm Drainage: Natural 100-Year Flood: Yes <br /> Williamson Act: No Supervisorial District: 4 <br /> Staff: Richard Larrouy CEQA Determination: Negative Declaration <br /> Proiect Description <br /> The owner and applicant are proposing to change one nonconforming use to another, less intensive <br /> nonconforming use under the provisions of Section 9-235.3(c)(2) of the Development Title. The previous <br /> use of the property is discussed in the staff report under 'Property History.' The uses proposed for the <br /> one-acre site and its existing building are minor marine repair, a boat hauling business, and boat storage. <br /> Only the owner would be permitted to make the requested minor marine repairs, and those activities <br /> would only be permitted inside the building. There would be no 'live-aboards' permitted on boats being <br /> kept at the site. In addition, there would be a maximum of 17 boats permitted on the site, and a limit <br /> would be placed on the number of days that boats under repair or in transit could be kept on the site. <br /> The existing mobile home on the property, which is currently in use by the property owner, is proposed <br /> to be removed within three months.
