In addition, the <br /> existing San Joaquin County and City of Stockton Flood Insurance Studies, <br /> which delineates flood risks, flood plains, and floodway areas, are <br /> currently being reevaluated. The reevaluation is being conducted by <br /> the Federal Emergency Management Agency, Region IX, Building 105, <br /> Presidio of San Francisco, California 94219 , telephone (415) 923-7186 . <br /> The reevaluation may delineate additional flood risks . The official <br /> flood maps are available for review at the Department of Public Works, <br /> 1810 East Hazelton Avenue, Stockton. These flood maps will be updated <br /> when the reevaluation process is completed. <br /> WalnutGrove Road has an existing right-of-way width of 80 feet and a <br /> planned right-of-way width of 84 feet . <br /> RECOMMENDATIONS : <br /> I . The driveway approach shall be improved in accordance with the <br /> requirements of San Joaquin County Standards R--17 prior to <br /> issuance of the occupancy permit . <br /> (Development Title Section 9-1145 . 5) <br /> 2 . Encroachment permit shall be required for work within road <br /> right-of-way. (Development Title Section 9-1145 . 2) <br /> 3 . The owner shall execute an Irrevocable Offer and Agreement to <br /> Dedicate right-of-way that conforms to minimum San Joaquin County <br /> Standards for horizontal curves along Walnut Grove Road. A <br /> $225 . 00 fee currently is required for processing per Development <br /> Title Table 9-240 . 2 in addition to a copy of the Grant Deed, <br /> recording fee and a legal description of the parcel to be offered <br /> for dedication. <br />
