COMMENTS ON DEVELOPMENTS <br /> SA-94-22 <br /> 3 . The owner shall execute an Irrevocable Offer and Agrement to <br /> Dedicate right-of-way that conforms to minimum San Joaquin <br /> County Standards for horizontal curves along Walnut Grove <br /> Road. A $225. 00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed, recording fee and a legal description of the <br /> parcel to be offered for dedication. <br /> 4 . The frontage improvements for Walnut Grove Road shall be <br /> constructed in conformance with the standards for one-half of <br /> an 84-foot right-of-way Rural Arterial Road.' The construction <br /> of the frontage improvements will be deferred, upon execution <br /> by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of Improvement <br /> Plan. A $260. 00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed, recording fee, legal descriptions of property and <br /> an estimate. The estimate and legal descriptions shall be <br /> prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing with estimate for a fee of $115 . 00. <br /> (Development Title Section 9-1100. 3) <br /> 5 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable prior to approval of <br /> the improvement plan. The fee currently is $631. 00 per 1, 000 <br /> gross square foot of building as manufacturing or $164 . 07 per <br /> daily trip-end generated in the Thornton area. The fee shall <br /> be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record.
