COMMUNITY DEVELOPMENT: DEPARTMENT (Staff Contact` Karla Kuhl, (209) 468-3103) <br /> a. APPROVAL:This approval is for a Lot Line Adjustment as shown on the Site Plan dated September <br /> 7,2005. <br /> b. NOTICE OF LOT LINE'ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> i Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. ACCESS: A private right-of-way application for access will be required prior to obtaining a building <br /> I permit to construct non-agricultural structures for Parcel 1, Parcel 2 and Parcel 3. (Development Title <br /> Section 9-1150.2[b]). <br /> i d. SETBACKS: The existing house on Parcel 4 shall be setback a minimum of 10 feet along the <br /> western property line from the proposed private road. <br /> F <br /> f e. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirement will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Community Development Department for a building permit: <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs'Association. <br /> (2) The project shall comply with San Joaquin County Development Title Section 9-1150.18, Road <br /> Naming Procedures.
