COMMENTS ON DEVELOPMENTS <br /> SA-93-36 <br /> 2 . The owner shall execute an Irrevocable Offer of Dedication to <br /> result in a fifty-five foot (55' ) wide right-of-way along the <br /> Waterloo Road frontage of APN 119-140-41. (A $225 . 00 fee <br /> currently is required for processing per Development Title <br /> Table 9-240. 2 in addition to a copy of the Grant Deed, <br /> recording fee and a legal description of the parcel to be <br /> offered for dedication. ) <br /> (Development Title Section 9-1150. 2) <br /> 3 . The frontage improvements for Filbert Avenue shall be <br /> constructed in conformance with the standards for one-half of <br /> a 60-foot right-of-way local commercial street and the adopted <br /> Specific Plan with adjustments to storm drainage facilities <br /> (without removing curb return) . Six and half foot (6 . 5' ) wide <br /> concrete sidewalk shall be constructed along the frontage of <br /> Waterloo Road. <br /> (Development Title Section 9-1150. 2) <br /> 4 . Encroachment permit shall be required for work within road <br /> right-of-way. <br /> (Development Title Section 9-1145. 2) <br /> 5. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fee currently are $2 , 111. 00 <br /> per 1, 000 gross square foot of building as "Service Commercial" <br /> and $ 6 , 819 . 00 per 1, 000 gross square foot of building as <br /> "Retail Service" in the Stockton area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> 6 . The Water Supply Facilities Impact Mitigation Fee will be <br /> required for this development. The fee is due and payable at <br /> the time of building permit application. (The fee currently <br /> is $245 . 00 per 1, 000 gross square foot of building as "Service <br /> Commercial" and "Retail Service" . The fee shall be <br /> automatically increased on January 1 of each year at the rate <br /> of 6. 9 percent. An additional 3 . 5 percent shall be added to <br /> the fee upon payment for processing and administering the <br /> program. <br /> (Resolution R-91-327) <br /> 7 . The City of Stockton shall verify that the appropriate Right <br /> of Service Units (R.O.
