SI,,W S./ <br /> r <br /> CONDITIONS OF APPROVAL <br /> SA-96-83 <br /> Sam Tuso <br /> Site Approval Application No. SA-96-83 was approved by the San Joaquin County Community <br /> Development Department on January 22, 1957. The effective nate of approval is February 1, 1997. <br /> This approval will expire on August 3, 1998, which Is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been compiled with, (2) all necessary building permits <br /> have been secured and remain In force,and (3)all necessary permits from other agencies have been <br /> secured and remain In force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been Identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL_BUILDING PERMIT'. The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or Licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading (refer to the'SITE PLAN CHECK UST'for details). A fee is required <br /> for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a church for up to 299 persons (use type: religious <br /> assembly, community) as shown on the Plan submitted December 4, 1996.The uses are <br /> to take place in an existing 18,000-square-foot building, of which 8200 square feet will be <br /> used for church storage. <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior <br /> to the initiation of the use. The Business License may be applied for concurrently with <br /> the building permit application. (Section 9-100 of the County ordinance Code) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1. Aisles adjacent to perpendicular parking spaces shall be a minimum of 25 feet <br /> wide. (Development Title Section 1015.5(11) <br /> 2. All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> Bumper guards shall be provided where necessary to protect adjacent structures <br /> or properties. Unpaved temporary parking areas are not permitted. <br /> (Development Title Section 9-1015.5) <br /> 3. A minimum 100 parking spaces hall be provided, including 4 accessible spaces <br /> (1 space is required for every 3 seats).
