1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> (� 1.1 Description of Site: The project consists of approximately 200 acres located at 8020 N. <br /> Waverly Road, Linden, CA 95236. The subject parcel assessor's number is 093-450-05. The <br /> property is in an agricultural area and the existing parcel is zoned AG-160. <br /> 1.2 Description of proposed development: It is proposed to divide the property into one <br /> 3 acre Homesite Parcel and 197 acre Designated Remainder. In accordance with the San Joaquin <br /> County Development Title, the Surface an Subsurface Contamination Report (SSCR) will <br /> investigate the property for visual and historical environment contamination based on field <br /> observation, interviews with the property owner, and County records. (This SSCR includes no <br /> chemical analysis). <br /> 1.3 Parcel Location Map: (See Appendix for Tentative Map with Vicinity Map, and APN <br /> page). <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST� PRESENT, AND PROPOSED FUTURE USES OF THIS SITE• <br /> 6 • 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of <br /> information of the historic use of this property is testimony from the potential buyer, Chester <br /> Murphy, who has had numerous discussions with the owner, Cynthia Darby. Chester Murphy <br /> was interviewed on May 22, 2008. Cynthia Darby has owned the property for more than 10 <br /> years. <br /> 1 : <br /> Presently, the property is used for grazing land and permitted rock quarry. The properties in <br /> three directions are used for agriculture or grazing. The adjacent property to the south is a <br /> County landfill. <br /> I F7 At this time there are no immediate plans for development except to subdivide the subject <br /> parcel into one 3 acre Homesite Parcel with a 197 acre Designated Remainder. <br /> + 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SO <br /> URCES OF <br /> CONTAMINATION: <br /> F) 3.1 Methods Used to Research: Methods used to research this parcel were records <br /> researched at the San Joaquin County Agriculture Commissioners office on May 19, 2008 <br /> (see appendix for results). An onsite survey was performed on May 22, 2008 by Shaun <br /> Mackey of Dillon & Murphy. Chester Murphy was interviewed on May 22, 2008 by Joe <br /> Murphy of Dillon & Murphy. San Joaquin County Environmental Health Department's <br /> Underground Storage Tank site mitigation database list did not yield any findings on the <br /> subject parcel (see appendix). A search for Underground Storage Tank sites was done on the <br /> subject parcel and yielded nothing in the surrounding areas.
